| Home Matters: Report from the Florida Housing Coalition, 2019 | When it comes to affordable housing, Florida has seen both triumphs and ongoing challenges in 2018. Compared to other states in the nation, Florida enjoys access to an incredible source of funding for housing, the Sadowski Local Housing Trust Fund. At the time of publication of this report, the Florida Legislature was working to appropriate Housing Trust Funds for housing in Florida. At the same time, community leaders and residents across the state have called out for help in the face of soaring housing costs and a shrinking supply of affordable housing. The housing landscape was only worsened in 2018 by the hurricane season. In addition, the private market alone, which functions based on market dynamics and demand, cannot accommodate the housing needs of various workers, seniors, and people with disabilities. With an escalating demand for Florida’s vibrant cities, the supply of new homes has been inadequate. This has led to inflated prices, making even modest homes unattainable and leading to the replacement of more affordable units with upscale alternatives. Consequently, numerous individuals, including low-wage workers and fixed-income earners, face difficulties in securing suitable and reasonably priced housing. Addressing this market failure necessitates financial incentives that encourage private developers to invest in housing, fostering partnerships between lenders, real estate professionals, non-profit organizations, and governmental agencies. The collaborative efforts of these stakeholders are crucial in rectifying the housing affordability issue. This report, titled “Home Matters,” provides a comprehensive analysis of the housing situation in Florida, offering data, information, and solutions on various critical aspects, including the cost burden by county, the relationship between housing instability and homelessness, affordability for the workforce, disparities in wages based on race, homeownership rates by race and age, available rental options by metropolitan statistical areas (MSAs), the loss of affordable rental housing, and proposed solutions such as permanent affordability and community land trusts. | Home Matters: Report from the Florida Housing Coalition, 2022 | Florida’s housing landscape in 2022 has witnessed a blend of victories and persistent challenges. The state boasts abundant funding opportunities through the Sadowski State and Local Government Housing Trust Funds, which received a noteworthy allocation of over $362 million for affordable and workforce housing in the latest fiscal year—a 15-year high. Furthermore, the American Rescue Plan Act introduced the Coronavirus State and Local Fiscal Recovery Fund (SLFRF), offering local governments a rare chance to address the pressing affordable housing crisis.
