Before the land is conveyed\, the feasibility of a development must be underwritten. The presenters will outline the process a credit underwriter uses to assess the financial feasibility of an affordable homeownership project. Participants will consider the calculations involved with answering questions like:  What is the maximum price the home can be sold for? Does the sales price support the cost of developing the home? How much Downpayment Assistance is needed for the homes sold to the lower AMIs? How does a community land trust affect the project financially?

DESCRIPTION:LOCATION: Holden Heights Community Center\n1201 20th Street\, Orlando\, FL 32805 \nThis workshop is designed to introduce the underwriting process that takes place after a funding award has been approved.  The invitation to credit underwriting is a vital first step to prepare for before applying for financing.  It is a complex and critical part of financial agreements that will govern the short- and long-term process of the development’s feasibility.  The presenters will help de-mystify the underwriting process and provide guidance that begins in the predevelopment phase and continues throughout the closing process.  Participants will receive step by step instruction about third-party analyses and the documentation that will be required throughout the underwriting process. DESCRIPTION:Scoring Live Local – An Early Look at the Suitability of Sites Using the LLA’s Land Use Mandate\nDescription: \nThe Live Local Act introduced a land use mandate permitting affordable housing developments meeting certain conditions on land zoned for commercial\, industrial\, and mixed use. The Act raised questions on the location of projects taking advantage of this mandate – would the override of local land use controls allowing these developments in non-residential areas promote projects in places less suitable for homes? Or would other parameters and forces guiding development still steer projects to suitable areas? The Florida Housing Coalition undertook a locational scoring analysis to better understand these questions now that this mandate is two years old. \nThis webinar will explore FHC’s process and takeaways when scoring 92 proposed Live Local sites for housing suitability. The Coalition analyzed proximity of these projects to a set of amenities (parks\, schools\, grocery stores\, and more) and distance from land uses typically requiring buffers from residential development (industrial uses and other land uses that might create negative impacts on nearby housing). Tune in to hear us release this information as we continue to analyze the effectiveness of the Live Local Act.
